Santa Monica can’t stop talking about “affordable housing” — now, apparently, even the ultra-rich are catching a break.

The most expensive home in the city just slashed its price again, with the sprawling estate at 859 Woodacres Road dropping to $69 million after sitting at $110 million just last summer. That’s a $41 million slide — or in today’s upside-down market, a case of luxury-level “reverse inflation.”

The property is listed with Branden Williams and Rayni Williams at The Beverly Hills Estates.

The 12,000-square-foot, six-bedroom compound sits right on the 7th green of the Riviera Country Club, with front-row views of manicured fairways and those classic Santa Monica mountain sunsets. Not exactly your typical “housing solution,” but hey, it’s technically more affordable than it was a year ago.

The property’s backstory reads like a real estate fever dream. The land was picked up in 2012 for $8.6 million by a trust tied to Modern Family creator Steven Levitan. After being transformed into a showpiece estate, it sold in 2017 for $41 million — then a Santa Monica record — to a buyer linked to billionaire Dennis Washington, the richest man in Minnesota.

Now it’s back on the market, price tag trimmed… dramatically.

Designed by the late architect Howard Backen, the home features board-formed concrete, soaring wood ceilings, and walls of glass that vanish at the push of a button. Inside, it’s stacked with every luxury buzzword in the book:  chef’s kitchen, spa and wellness center, wine cellar, home theater, guest house, kids’ lounge, and a so-called “iconic” man cave.

Because nothing says modest price reduction like an iconic man cave.

There’s even geothermal power running the entire estate, making it about as close as you can get to guilt-free excess.

Tucked along one of Santa Monica’s most low-key, high-dollar streets, 859 Woodacres Road manages to feel completely secluded while sitting minutes from the beach, Malibu, and Brentwood.

So while the city debates density, zoning, and the future of affordability, one thing is clear: in Santa Monica real estate, even a $69 million listing can count as a markdown.
